2026 New Development & Delivery Brief
Miami’s 2026 new-development landscape is becoming increasingly defined by a smaller group of projects that are actually reaching completion, rather than simply carrying a 2026 delivery date in marketing materials. After separating confirmed deliveries from projects whose timelines have shifted, three projects stand out as the most compelling new residential product to watch this year: UNA Residences, 2200 Brickell, and Casa Bella Residences by B&B Italia.
1. UNA Residences
South Brickell | 175 SE 25th Road
Status: Completed; TCO issued in February 2026
Developer: OKO Group / Cain International
Architecture: Adrian Smith + Gordon Gill Architecture
Residences: 135
Height: 47 stories
UNA is one of the more significant waterfront projects to actually come online in 2026. Located directly on Biscayne Bay, the building offers a relatively limited collection of large residences compared with the scale of many newer Miami towers. The project stands out for its architecture and waterfront setting. Residences feature expansive terraces and floor-to-ceiling glass, while the building includes a private marina and a substantial collection of resort-style amenities.
Why it matters:
UNA represents the kind of new luxury product that established waterfront condominiums are increasingly competing against: contemporary architecture, larger floor plans, extensive amenities and direct access to the water.
Takeaway:
A particularly relevant comparison for buyers evaluating older waterfront buildings against new construction.
2. 2200 Brickell
Brickell | 2200 SW 4th Avenue
Status: TCO issued July 2026; closings underway
Developer: RAL Development
Architecture: Revuelta Architecture International
Interiors: ODA New York
Residences: 103
Height: 5 stories
2200 Brickell is perhaps the most distinctive new project to actually reach completion in Miami this year. Rather than following the conventional Miami luxury-tower model, the project is a low-rise, boutique development with just 103 residences. The design places significant emphasis on wellness, outdoor space and a more residential atmosphere. The project includes a one-acre rooftop amenity level and larger residences than are typically found in newer urban developments.
Why it matters:
2200 Brickell is an interesting example of where some Miami luxury residential development is heading: smaller scale, more privacy, larger residences and a stronger emphasis on lifestyle rather than simply height and views.
Takeaway:
A useful benchmark for evaluating how buyers perceive boutique new construction versus established condominium buildings.
3. Casa Bella Residences by B&B Italia
Arts & Entertainment District | 1400 Biscayne Boulevard
Status: 2026 delivery; closings underway
Developer: Related Group
Architecture: Arquitectonica
Interiors: Piero Lissoni
Brand: B&B Italia
Residences: 317
Height: 56 stories
Casa Bella brings a distinctly Italian design sensibility to Miami's rapidly evolving Arts & Entertainment District. The project is particularly differentiated by its collaboration with B&B Italia and Piero Lissoni, giving the development a much stronger design identity than the typical luxury condominium. The residences and common areas emphasize contemporary Italian interiors, while the building offers the full suite of amenities expected from a new Miami luxury development.
Why it matters:
Casa Bella is part of a broader shift toward branded and design-driven residential development, where architecture, interiors and lifestyle partnerships are becoming as important to the product as location and amenities.
Takeaway:
An interesting project for buyers who prioritize design and brand identity alongside traditional luxury features.
My Top Pick: Casa Bella Residences by B&B Italia
Casa Bella is my favorite of the 2026 deliveries because it feels like a true design project rather than simply another luxury condominium. The collaboration with B&B Italia and Piero Lissoni gives the building a coherent Italian design language from the architecture and interiors through to the landscaping and furnishings. The project also has a strong cultural advantage: its location in Miami’s Arts & Cultural District puts it within easy reach of PAMM, the Design District, Wynwood and Downtown.
What really sets it apart is that the design feels integral to the identity of the building. B&B Italia has been a major force in Italian contemporary design for decades, and Lissoni brings that restrained, sophisticated aesthetic to the residences. It feels more European and considered than much of Miami’s new luxury product.
Projects to Watch — But Not 2026 Deliveries
Several highly publicized Miami projects continue to appear on 2026 delivery lists, but their completion timelines have moved or remain uncertain.
Rivage Residences — Bal Harbour
A highly limited collection of 61 residences designed by SOM, with interiors by Rottet Studio. Rivage is one of the more compelling upcoming projects in the northern Miami luxury market and will be worth watching as it approaches completion.
Villa Miami — Edgewater
A boutique 70-residence project with unusually large floor plans, Major Food Group involvement and interiors by Vicky Charles. The project is positioned toward buyers looking for a more private, residential experience rather than a traditional high-density tower.
Waldorf Astoria Residences Miami — Downtown
One of Miami's most anticipated branded developments. The original 2026 completion timeline has shifted, making this a future delivery rather than a 2026 one.
